What is an EICR Certificate?

An Electrical Installation Condition Report is known as an EICR. It is a periodic inspection of the electrical installation in a property.

Once you’ve had the electrical installation checked, the electrician will issue a certificate which will

  • Record the results of the inspection and testing to make sure the electrical installation is safe to be used until the next inspection (following any work needed to make it safe).
  • Record any damage and wear and tear that might affect safety, and report it.
  • Report any parts of the electrical installation that do not meet the national standard to which all domestic wiring must conform.
  • Provide a record of the installation at the time of the inspection, and for inspection testing in the future.

The main reason to have an EICR is for safety. You cannot see electricity, and, in most cases, you cannot view the cables as they are often hidden inside walls, most consumer units are located in cupboards, where they are not immediately visible.

Faulty and old wiring is one of the main causes of electrical fires in the home. You can reduce the risk of a fire if you regularly book an EICR that a qualified electrician conducts.

It is highly recommended you have an EICR inspection for your home every 3 years. When selling your home, most buyers will ask for a recent EICR to ensure the property is safe.

Landlords must have an EICR for all properties they rent to tenants. The EICR should be completed every 12 months or every change of tenant. If you are a landlord, book us to complete an electrical inspection and issue the paperwork you require.

How Long Does An EICR Take?

On average, an EICR inspection takes one to four hours. The length of the test depends on the size of the property, the accessibility of electrical systems and the number of electrical equipment, among other factors.

Additional inspection may be required, depending on the electrician’s findings from the comprehensive assessment.

FAQ’s

Some of the most frequent questions we get asked.

An Electrical Installation Condition Report (EICR) is a formal document that assesses the safety and condition of an electrical installation within a property. It identifies any damage, deterioration, defects, and potential safety risks. Having an EICR is essential for ensuring the electrical safety of your home or business, and it is a legal requirement for landlords to provide one to their tenants.

For most residential properties, it is recommended to have an EICR carried out every 10 years. However, for rental properties, it is required every 5 years or at the start of a new tenancy. Commercial properties should be inspected more frequently, typically every 5 years or as specified by the previous inspection report.

An EICR inspection involves a thorough examination of your electrical installations, including wiring, sockets, switches, and consumer units. Our qualified electricians will test and inspect for any faults or potential hazards, ensuring that all installations comply with current electrical safety standards. After the inspection, you will receive a detailed report highlighting any issues and recommendations for remedial actions if necessary.

The cost of an EICR inspection varies depending on the size and type of property. For a typical residential property, prices usually start from [insert starting price].
